Since acquiring 303 E. Wacker, Beacon Capital Partners has worked diligently to breathe new life throughout the building. As part of this work, they collaborated with Whitney to conceptualize their new co-working space, The Hive. It’s a vibrant design with unique leased suites and shared spaces that help people socialize and feel like they are part of a larger community.
The entire 21st floor is a collection of co-working suites, each with a distinctive personality and design aesthetic appealing to people in creative and tech fields. The suites have diverse layouts that cater to each team’s unique needs, accommodate a range of technology, feature beautiful yet highly versatile furniture, and offer stunning views of downtown Chicago.
The project was a welcome treat for the Whitney design team, who lent their creativity to both the naming of the co-working space and branding for the entire floor, including a stand-out neon sign at the entrance. Other delight-enhancing details include kitchenettes and conference rooms in each suite, and centralized meeting, bar, and lounge spaces to encourage socializing.

Based on the success of this new co-working space prototype—Beacon’s first foray into this business—the real estate owner has decided to initiate a number of other co-working space projects at other locations. They are also considering rolling out the concept for their brand nationally.
