To help attract and retain tenants in a competitive suburban office market, Ameritus LLC partnered with Whitney to reposition 400 Skokie as a modern, amenity-rich destination. The project was driven by the landlord’s goal of revitalizing the property to improve occupancy, extend tenant retention, and elevate the overall user experience.
The scope included a full exterior entry renovation, a refreshed main lobby, and upgraded elevator landings across eight floors—all designed to make a strong first impression and support long-term value. Spec suites were thoughtfully developed to appeal to a range of tenant types, offering move-in-ready convenience with high design impact. The management office was also reimagined to better serve daily operational needs and reflect the building’s updated identity.
Branding played a key role in tying the entire repositioning effort together. Whitney provided environmental branding throughout public spaces, helping to define a cohesive and elevated identity for the building.
To further elevate the tenant experience, Whitney introduced new lower-level amenities including a state-of-the-art fitness center, flexible conference and training rooms, and a golf simulator—offering tenants more reasons to stay engaged and on-site throughout the day.
